At the site scale, the project’s orientation on the site creates three pockets of public and semi-public spaces: a plaza, a dog park, and a green space. These pockets function as meeting points, event spaces, or simply outdoor escapes. The plaza’s plan is in conversation with the adjacent train station, exhibiting commercial tenants catering to on-the-go lifestyles of commuters. The dog park, obscured from the higher-traffic areas of the site, offers a tranquil environment to play with man’s best friend away from the bustle of life. Adjoining the project is an expanded green space, made possible by the morphology of the building. This park space creates the opportunity for picnicking, recreational activities, and occasionally events like
festivals and farmers markets.

Next, at the plan scale, each floor offers areas for either socializing or solitude. Every residential level
features a community room where neighbors can have potlucks, or an individual can curl up on the couch and read a book. Above the commercial level is a private patio space for residents where they can grill, enjoy an evening fire, or get their exercise in on the pickleball court. Crowing the building is a rooftop patio with panoramic views of the beauty of Southern California. At the ground level there is a series of workshops attached to live/work residences. Here is where artisans, craftspeople, and designers can focus on their work or open up shop to share the results. Adjacent to the green space is a pair of dining options, a Wine Bar & Taproom and a Restaurant & Bar. Both offer casual but classy environments where people from all walks of life can follow through a shared love of food and drink.

Finally, at the unit scale, each dwelling features open-plan living/dining/kitchen space. Larger than standard apartment living areas, these spaces feature an abundance of natural light byway of floor to ceiling accordion glass doors. Once folded against the wall, these doors open onto a deep balcony which extends the interior outward and brings the natural world into the home. Despite the depth of these balconies, no unit is over-shaded thanks to the staggering effect they have on the building’s façade.
